Home inspection in Spain: what is checked and why it matters

Surveys are not standard in Spain, so many buyers skip them. What an independent inspection checks and why it is worth it.

Updated 18 Oct 20262 min read

In the UK or the US, a survey or home inspection is a normal part of buying. In Spain it is not mandatory, and the bank valuation (tasación) does not look for defects. An independent inspection fills that gap.

What we check

  • Damp: condensation, rising damp and leaks, including freshly painted patches.
  • Cracks: which are cosmetic and which need a structural opinion.
  • Electrics: consumer unit, RCD protection, earthing.
  • Plumbing: pressure, drains, signs of leaks, old lead or galvanised pipes.
  • Windows and shutters: condition and insulation.
  • Heating and hot water: boiler age and operation.
  • Common areas: stairs, facade and roof where accessible.

The report

A room-by-room report with photos, priorities (urgent, monitor, cosmetic) and next steps. It is in Spanish by default; ask us if you need help with English.

When to do it

Before signing the arras contract: once you sign, pulling out usually means losing your deposit.

What it is not

It is not a valuation, a legal check or a building ITE. Hidden defects behind walls cannot be ruled out without opening up or testing.

Prices

From €179 for new builds and €197 for resale flats, VAT included. See prices or our home inspection in Madrid page.
