Updated 18 Oct 20262 min read

What it is

An information extract from the Spanish Land Registry showing the registered owner, the property description and any charges such as mortgages or liens.

How to get it

Online through the Land Registry (Registradores) website for a small fee, usually delivered within hours on working days.

How to read it

  • Description: address, floor, area, storage room or parking.
  • Ownership: all owners must sign the sale.
  • Charges: mortgages and liens must be cancelled at or before completion.

Red flags

  • Seller is not the registered owner.
  • Embargoes or pending court annotations.
  • Protected housing (VPO) restrictions.

What it does not show

Community debts, the physical condition of the home or planned building works. For the condition, book a home inspection in Madrid.

Ordering tips

Have the registry number of the property (finca registral) or the cadastral reference to hand: searching by address alone can return several properties. Check that the description matches the flat you visited, including storage room and parking.

After completion

Once your purchase is registered, a new nota simple will show you as owner and the seller’s mortgage cancelled. Request one to confirm everything has been updated.

Yes, the registry is public for people with a legitimate interest.

Is it in English?
