Independent home inspection before you buy
Buying in Madrid is fast-paced: you see a flat, you like it, and within days you are asked to sign the arras contract and pay a deposit of around 10 %. In Spain there is no mandatory survey, and the bank’s valuation (tasación) only estimates value. Our inspection tells you what condition the property is really in, before you commit.
What we inspect
- Damp: condensation, rising damp and leaks, including freshly painted patches.
- Cracks: we tell you which are cosmetic and which need a structural opinion.
- Electrics: consumer unit, RCD protection, earthing and visible wiring.
- Plumbing and drains: pressure, drainage, leaks, old lead or galvanised pipes.
- Windows and shutters: condition, operation and insulation.
- Heating and hot water: boiler, radiators and air conditioning.
- Common areas: entrance, stairs, facade and roof where accessible.

FAQ
Do I need to attend?
It is recommended but not essential; someone must give us access.
How long does it take?
Usually one to two hours for an average flat.
Do you cover the whole Madrid region?
Yes, Madrid city and the Comunidad de Madrid.
Is the inspection a legal or structural survey?
It is a visual inspection of accessible elements. If something needs specialist testing or a structural engineer, the report says so.
